    The Winter real estate season is over and sales for the first 4 months of 2010 are up 42% over 2009. Although 2009 was far from a stellar year, this is definitely a step in the right direction.
    Here are the details:
    Number of sales: 47

    Currently under contract: 23 properties
    Total dollar volume: $18,813,762

    Total dollar volume: $10,972,200
    Average sales price: $400,293

    Average list price: $477,052
    Average days on market: 259

    Average days on market: 322

    We've seen prices discounted as much as 50% from original list price to bid upwards to 140% over asking, and everything in between. The fact is that in Crested Butte, as with most of the world, real estate prices are down. This is not unique to CB. According to the Western Resort Alliance, ski resorts in the West have experienced price drops of about 40% and volume drop about 70%. There is nowhere to go but back up now and the recent rash of multiple offers on well-priced properties, the number of buyers looking around, is an indication that we may well be at the bottom of our market. Well, you know where this is going, don't you? You hear this from everyone everywhere ... it is a great time to buy real estate!

    Seriously, though, as we head into our gorgeous Summer season, we anticipate lots of buyers to take advantage of very favorable conditions to buy their dream CB property ... if you've been on the fence, get off the fence and come look around. I promise you will like what you see.

    A frank look at the economy in CB

    For the buyer, money and property will never be cheaper for the near future. Here in Crested Butte, the battle cry used to be that we are recession proof. Well...maybe. It's true that in a mountain resort town, there are always people who will buy a vacation home or investment property. But quite possibly, this year may be different. Disposable funds have dried up, and sales have dropped below normal for this Crested Butte and Mount Crested Butte ... good news for the buyer! Sellers are motivated, and there is an abundance of inventory...in all price levels. However, signs of recovery are on the horizon, our sales in July were way up, as was buyer optimism ... that good news for the seller! Prices that have been depressed this year will probably start to rise in the next 6-12 months. So what does this mean? It means that we are at the plateau for sellers and buyers to get together for deals that will not be repeated for at least the next two decades, if history is correct. Sellers want to sell, and buyers want to buy ... it couldn't be simpler than that.
